Why the approval number and the monthly number differ

Your pre-approval is not wrong. It answers a different question. Lenders test whether you could carry the mortgage at the stress-test rate (your rate plus 2%, or 5.25%, whichever is higher), plus property tax, heating and half of your condo fees. That is the Gross Debt Service ratio, and it usually needs to stay under 39% of gross income.

Counted by your lender

Mortgage at the stress-test rate, property tax, heating, half the condo fees, and your other debts.

Not counted

The other half of the fees, contents insurance, power, internet, parking, and special assessments.

What to do about it

Budget on the true monthly cost, not the approval. Compare fees against what they cover and the reserve fund, not just the number.

Estimates for planning only. This is not financial advice, a mortgage approval or a rate quote. Mortgage payments use Canadian semi-annual compounding. CMHC premiums are added to the loan at 4.00% (5–9.99% down), 3.10% (10–14.99%) and 2.80% (15–19.99%); provincial sales tax does not apply to the premium in Alberta. Insured 30-year amortizations are limited to first-time buyers and new builds. Property tax uses the 2026 City of Edmonton rate applied to the purchase price; assessed value may differ.
