Questions Edmonton sellers ask
What is Radiance Model?
Radiance Model is a measured 3D model of one specific Edmonton home, built by Realty & Radiance from the seller’s measurements, floor plan and photos. Buyers can read the layout and room-to-room flow before booking a showing. It is conceptual 3D based on seller measurements and RMS, and it is not a survey.
Is Radiance Model the same as a Matterport tour?
No. A Matterport tour is a camera scan of the house exactly as it stands, including the current owner’s belongings and clutter. Radiance Model is a dimension-true model built from measurements, so it can be shown empty or staged, lit for daylight or Edmonton winter dusk, and it does not depend on the home being camera-ready.
Does Radiance Model invent rooms or features?
No. Rooms, windows, doors and stairs are built only where the floor plan or the listing photos show them. If a dimension is missing we ask for it rather than guessing. Any proposed change is kept on a separate labelled layer and watermarked as proposed, not existing.
Is the staging furniture included in the sale?
No. Staging furniture exists only so buyers can read scale and flow. It is labelled as staging and is not a chattel included in the sale.
How does Radiance Model handle square footage?
Above-grade and below-grade areas are reported separately, following the Alberta Residential Measurement Standard. A single combined square footage is never printed on a Radiance Model still, even where a basement is fully developed.
Which Edmonton home types can be modelled?
Bungalows, two-storey family homes, townhouses and Capital Region acreages. That includes Edmonton neighbourhoods and the surrounding region: Parkland, Sturgeon and Leduc counties, and the areas around Spruce Grove, Stony Plain, Beaumont and Morinville.
What do you need from me to build one?
Your address and legal description if available, an RMS or seller floor plan with room names, listing or phone photos of each main room and the exterior, your chosen package, and any areas you would rather not show.
Is it included when I list with Realty & Radiance?
